Budget Information and fall update

The Board of Directors adopted the fiscal year 2026 budget at the October meeting. There will be a 5% assessment increase in 2026. The quarterly assessment will increase from $237 to $249 per quarter. For your information, there are three major components to the
budget: Maintenance, Non-Maintenance and Reserves.
The following is an explanation for each:
Maintenance: Allocation and funding necessary for the regular maintenance of the community’s common areas. Elements within the
Maintenance component include landscaping, mowing of the turf areas, shrub and tree pruning, entry sign plantings, fertilization, weed control, litter removal, leaf removal, green space repair, seeding, mulching, aeration, maintenance of all street lights on community
property, fence repair, tot lot inspections, curb painting, storm damage repair, storm drain cleaning, sign replacement/repair and miscellaneous maintenance items.
Non-Maintenance: This component of the budget includes management, security, trash removal, insurance, legal fees, assessment collection, water quality assessment fees (county mandated), Commission on Common Ownership Communities membership
(county mandated), audit and tax return preparation, electricity (all street and pole lights), mailings and bad debt.
Reserves: The Reserves component of the budget consists of the contribution necessary to meet the replacement costs of each substantial community asset. Northgate is responsible for paving all streets within the community, and street paving is the largest Reserve element. Other elements in the Reserves component are sidewalks (all concrete work comes from Reserves), trees (removal and replacement), paths, storm drains, retaining walls, fences, tot lot, capital improvements (lighting, etc.), landscape renewal
and snow removal.
In other news, crews will be filling cracks in streets throughout the Northgate community this fall. A contract was approved to pave the entire Overlea subdivision in early 2026. Northgate has been awarded 138 new shade trees to be installed from TREE MONTGOMERY which will be planted between fall 2025 and spring 2026.
The Fall Leaf Removal will take place in the weeks of Nov. 10 to 14 and Dec. 15 to 19. Please make sure all your leaves are curbside so they can be picked up. Leaves must not be bagged. No additional yard debris will be picked up. The landscapers use a large vacuum
truck that cannot facilitate branches or other items.
