2. Where does our money go?
The Board carefully examines all expenses. As an older, established community, a large percentage goes to maintenance. You may have noticed ongoing landscape care, but also the many big, older trees in poor condition or dead. These are a danger to residents and property and need to be cut down. Another maintenance issue are the streets, parking areas and walking paths. Recently curbs have been repaired, repaving and parking spaces and markings have been repainted. Other repairs include fences and retaining walls. And don’t forget snow removal. Unfortunately, too much money is spent to remove trash and household items dumped on the common areas. Let me take this opportunity to remind everyone and urge you to take advantage of these services: free bulk pickups are available through our trash company (J&J Trash Service 1-800-465-2350). Montgomery County also offers free bulk pickup of recyclable items by calling 311.
3. Who is on the Board?

4. What isn’t the HOA Board responsible for?
- Those additional wonderful “No turn on red” signs.
- County roads such as Watkins Mill, Stedwick and Centerway.
- Traffic snarls around the public schools.
For those who reside in The Heights, you may be interested in this update: Desmet Place/Mercado Way Storm Drain/Erosion Project - M-NCPPC informed MVF management that Ecotone Co has been selected for the project and anticipates construction to begin in November 2025. The project is expected to take approximately 16 weeks to complete. As part of the project, the removal of 10 trees near the work area is expected. The replanting project has an estimate of 200 new trees, shrubs and other vegetation.
